A Massive Investment That Signals the Future of Digital Infrastructure in Georgia
A major new data center development is taking shape outside Atlanta, and the scale of the proposal positions it as one of the largest projects of its kind in the region. Trammell Crow Company, which operates as the development arm of CBRE, has submitted a Development of Regional Impact application for what it is calling the Forsyth Technology Campus. The plan outlines up to 12 million square feet of technology and data center facilities on more than 1,600 acres in Monroe County, just west of Interstate 75.
The proposal includes an estimated investment of up to 8.4 billion dollars with construction expected to unfold over more than a decade, concluding in 2037. The location sits near the city of Forsyth, roughly an hour south of downtown Atlanta. The application describes a large mix of data center buildings, support structures, and infrastructure improvements designed to accommodate long term growth in cloud computing, artificial intelligence workloads, and enterprise data demand.
Although Atlanta has been building momentum as a data center market for several years, this project marks a significant leap forward. Twelve million square feet is far beyond the size of a standard data center facility and more in line with what some of the largest hyperscale operators might pursue. The interest from a developer as established as Trammell Crow signals strong confidence in Georgia as a rising hub for digital infrastructure.
This region of Monroe County is already attracting attention from other developers. A separate proposal, known as the Rumble Technology Campus, outlines more than four million square feet of development on a nearby nine-hundred-acre site. Together, these projects suggest that the area may become a concentrated zone for large-scale data infrastructure, with long-term implications for land use, utilities, regional employment, and economic development.
A project of this size will require substantial coordination with local and state officials, particularly around zoning, utilities, environmental impact, and long-term power availability. Because modern data centers consume significant energy and require robust cooling systems, the ability of local utilities to support a campus of this magnitude will play a central role in how quickly the development can progress. Interest from large tenants will also shape the timeline because hyperscale operators often secure long-term commitments before large phases of construction begin.
For companies connected to digital infrastructure, whether in construction, heavy equipment, rigging, mechanical services, or technology integration, this project is worth watching closely. A 12 million square foot campus will demand extensive site preparation, specialized lifting and transport equipment, heavy structural steel work, environmental controls, and the movement of large mechanical systems.
